Foundation Measurements (Zip Level)
As foundation movement in North Texas is almost a given, get more than the standard visual inspection and utilize the latest technology by adding a Zip Level foundation measurement to your inspection!
The Zip Level is the same tool the foundation companies and engineers use to inspect a foundation and determine the necessary repairs.
Together with the visual indicators of movement and the zip level measurements, you can be better equipped to determine if further action is necessary.
Landscape Irrigation/Sprinkler Inspection
The system controller will be inspected and each zone will be operated. Photos of each zone operating will be included in the home inspection report.
Investment Property Inspections
Investment property inspection reports are perfect for landlords to determine if any of the property's systems need attention or repair to maintain property value in between tenants. The inspection helps in the aide of proper budgeting and is recommended about every 2 years or in between tenants.
New Construction/Phase Inspections
Our inspectors can add a tremendous amount of value to your new construction purchase. As an unbiased professional, we will guide you through the home building process which can tend to be surprisingly overwhelming. The new construction inspections are completed in 3 phases:
Phase 1 - Pre pour inspection (Foundation support, sizing, footers)
Phase 2 - Pre Drywall (Flashing, wiring, framing, plumbing, mechanical, HVAC)
The main objective of the first two phases is to observe workmanship and report on major construction defects within the home before they are concealed.
Phase 3 - Final Inspection (Regulated by the Texas Real Estate Commission)
The final inspection usually takes place a few days before the builder "walk through" so all systems and components can be tested. The phase 3 inspection is completed with a full comprehensive, computerized report that is delivered the same day of inspection for you to bring along with you on your final "walk through."
Outbuilding Inspections
We proudly inspect outbuildings, barns, detached garages, sheds, workshops, mother-in-law suites, etc! Outbuildings can often be neglected and need attention or repairs you will want to know about prior to purchasing. Simply request this additional service be added to your inspection report at the time of scheduling.
